LIVING IN SOUTHLAKE

Good Questions. Real Answers.

What’s it like to live in Southlake?

Southlake has a close-knit, hometown feel, even though it sits right in the middle of the Metroplex. Life here often centers on Southlake Town Square, where neighbors meet for dinner, shop local, and gather for community events throughout the year. Parks, trails, and nearby Lake Grapevine give you plenty of ways to get outside, and the city takes real pride in keeping its neighborhoods beautiful and well maintained. It’s a place where people tend to settle in and stay.

At Pratt Realty, we’ll help you get a feel for Southlake’s neighborhoods and find the one that fits your lifestyle.

How much does it cost to buy a home in Southlake?

Southlake is one of the more upscale communities in the area, and prices vary widely by neighborhood, lot size, and home style. Established subdivisions, newer construction, and estate properties on acreage can be priced very differently. For current prices, check the live listings and market snapshot on this page. They update automatically, so you’re always seeing what’s happening right now.

Beyond the purchase price, plan for property taxes. Texas has no state income tax, so property taxes do more of the work here than in many states. Your bill combines rates from the City of Southlake, Tarrant County, your school district, and other local taxing entities, and filing your homestead exemption after you move in can lower it meaningfully. You’ll also want to budget for homeowners insurance, utilities, and HOA dues, which are common in Southlake neighborhoods.

Want a real number for your situation? Contact Pratt Realty and we’ll run current sales in the areas you like and walk you through estimated taxes and monthly costs.

What school districts serve Southlake?

Much of Southlake is served by Carroll ISD, but parts of the city fall within Grapevine-Colleyville ISD, Keller ISD, and Northwest ISD. Your district depends on the home’s exact location, not its Southlake address, so two homes in the same city can be zoned to different districts.

Before you buy, verify both the school district and the assigned campuses for the property. Attendance boundaries and programs can change, so confirm anything you see in a listing directly with the district. Most districts have an address lookup tool on their website, and we’re happy to help you find it. You can also review school performance and accountability information through the Texas Education Agency.

How is the commute from Southlake?

Southlake’s location is one of its biggest perks. State Highway 114 and State Highway 121 run right along the city, making it easy to reach DFW International Airport in minutes and connect to Dallas, Fort Worth, and the Alliance corridor. Frequent travelers especially appreciate being so close to the airport. If you’d rather take the train, TEXRail has a station in nearby Grapevine with service to the airport and downtown Fort Worth.

Your drive will depend on where you work and what time you leave, so we always recommend testing the route from a home you’re considering during your normal commute hours.

Is Southlake a good place to downsize?

Many longtime Southlake residents love the community and want to stay, even when they’re ready for less house and less upkeep. Options are more limited here than in some cities because so many Southlake homes sit on larger lots, but you can find smaller homes, townhome-style living near Town Square, and lower-maintenance properties. Nearby communities like Grapevine, Colleyville, and Keller can also offer more options while keeping you close to friends, doctors, and the places you know.

Downsizing is about more than finding a smaller house. It often means deciding what to keep, selling a longtime family home, and timing two moves just right. If you’re 65 or older, ask about the Texas over-65 homestead exemption and how it may apply to your next home.

At Pratt Realty, we understand that downsizing is about more than finding a smaller home. We'll help you navigate the process, from preparing your current property to finding a place that fits your next chapter.
