The Closing That Almost Wasn’t: first-time home buyer in McKinney, TX

Behind the Signs | McKinney, Texas

Sometimes the smallest details create the biggest surprises. Helping a first-time home buyer in McKinney, TX, is always special, but this particular experience reminded me that even the smallest details can make a big difference at closing.

One of my favorite things about real estate is getting to be part of important moments in people’s lives. And when those people happen to be someone you’ve known personally, the experience becomes even more special.

I had the opportunity to help my son’s best friend and his fiancée purchase their first home in McKinney, Texas.

From the beginning, this was one of those transactions that reminded me why I enjoy what I do.

We toured homes, discussed possibilities, negotiated an offer, worked through inspections, and negotiated again. All the moving parts that go into buying a home were coming together.

But what made this experience particularly enjoyable was how genuinely interested my buyer was in understanding the process.

He asked thoughtful questions. Lots of them. He wanted to understand not just what we were doing, but why we were doing it.

And I loved that.

There’s something rewarding about helping someone purchase their first home while also giving them the knowledge and confidence to understand the decisions they’re making along the way.

Everything was moving toward closing.

Until it wasn’t.

The Detail Nobody Thought Would Matter

As we approached closing day, we discovered something that hadn’t seemed particularly significant during the summer.

One of my buyers was a teacher who had accepted a position with a different independent school district.

It was a lateral move. Same profession. Same income. Just a different school district.

With all the activity that comes with preparing for a new school year, it hadn’t occurred to her that this change might affect the mortgage process.

And I hadn’t realized that her employment had changed.

The problem wasn’t necessarily the job change itself.

The problem was verification.

Underwriting needed documentation confirming her employment and income, and because it was summer, the people who could provide that information weren’t readily available.

Suddenly, something that could have been handled weeks earlier became an urgent, last-minute challenge.

When Having the Right Team Matters

This is where having a great lending partner made all the difference.

Our lender understood the situation, knew what documentation was needed, and worked diligently to find a way forward.

There was plenty of scrambling, a little stress, and more than a few anxious moments.

But we got there.

We closed on their first home just one day later than originally planned.

And I couldn’t have been happier for them.

The Lesson I Took With Me

Every real estate transaction teaches you something, even when you’ve been doing this for years.

This one changed the way I communicate with buyers, particularly first-time buyers.

Most people understand that taking on new debt, financing a vehicle, or making major financial changes while purchasing a home can create complications.

But changing from one school district to another while keeping the same position and income?

That’s not necessarily something a buyer would think to mention.

Today, when I talk with buyers about things to avoid during the mortgage process, I’m much more specific.

Even a lateral job change should be discussed with your lender before it happens. Not because it automatically creates a problem, but because underwriting may require additional documentation, and having time to obtain it can make all the difference.

Had we known about the change earlier, we could have addressed the verification requirements long before closing day.

More Than a Set of Keys

What stays with me most about this experience isn’t the stressful moment before closing.

It’s the excitement of helping two young people purchase their first home. It’s the questions, the conversations, the opportunity to teach, and the satisfaction of watching everything finally come together.

It’s also the reminder that a successful real estate transaction is rarely the work of just one person.

It takes buyers who are engaged in the process, professionals who communicate, and a team willing to work together when something unexpected happens.

In the end, my buyers walked away with the keys to their first home.

And I walked away with a lesson that has made me better at helping the next ones.
